Villas Roofing Section 2: Complete

The Board is happy to announce the re-roofing of all buildings in Villas Section 2 has been completed per the award given to us by insurance and each has been quality checked and signed off.

HOA Board of Directors Team Accomplishments from April '19 - September '20

The following accomplishments are in addition to the normal monthly activities performed for the Association:

General Maintenance

  • Repainted and reset (13) posts and chains by park and lake areas
  • Installed (2) new “No Trespassing” Signs at lake area
  • Repaired and installed concrete panels off Beamer
  • Installed new/fresh pine wood surface material at playground
  • Installed (3) “Rules” signs at lake area
  • Power washed entrance signs

Villa Roofs/Exterior

  • Continue to monitor insurance claim to replace Section 2 roofs; on-going communications with Association attorney
  • Repaired various roof leaks, as needed
  • Repaired exteriors, as needed

Contract Services

  • Obtained quotes and renewed the Townhomes/Villas insurance policies with total premium savings of -$10,184 from 2019 premium.
  • Renewed Cypress Creek Pest Control Contract for weekly mosquito service (April ‘20 – October ’20)

Irrigation, Lawn & Landscaping

  • In Fall ’19 and Spring’20, planted seasonals at the entrances of College Place
  • Removed trash trees, graded, filled with sand, and installed HyroSeed by playground area - a project long in the works completed.
  • Removed tree by lake off Tawny Ct.
  • Replaced T-5000 irrigation rotor, repaired main line irrigation leak, repaired broken irrigation lateral lines, replaced (1) irrigation valve and replaced (63) Wax Myrtles off Dixie Farm Rd. and Beamer

Financial

  • Billed and collected Owner delinquencies and assisted Association attorney with collections.
    • Townhomes monthly dues in April 2019 (since 2019 Annual Meeting) were approximately $149,320 and the monthly dues in August 2020 were approximately $97,030 for a reduction of -$52,290.
    • Annual assessments in April 2019 (since 2019 Annual Meeting) were approximately $125,985 and in August 2020 were approximately $82,000, for a reduction of -$43,985.

Architectural Review Committee (ARC)

  • Assisted in reviewing and communicating with Owners and Board Members regarding Owner-submitted ARC requests
  • Approved (27) ARC requests from Owners and denied (4) with 2 of those denials resubmitted and approved

Fresh Playground Fall Zone Installed

Walking Path Bridge Repaired The old, worn out fall zone material at the playground has been removed and refreshed with brand new material. Enjoy!

Alternate Election Procedure Filed

The Board finalized and signed the new Alternate Election Procedure, Amendment to the Bylaws. This will prevent the Board from having to cancel and reschedule the Elections over and over again due to lack of votes (which has happened one too many times). Read the doc at the Documents & Links page.

Lake and Playground Area Swamp Cleaning Completed

We're excited to announce that we have drained the swamp (literally) and filled in the entire area. No more muddy mosquito breeding ground! Enjoy.

Lake and Playground Area Swamp Cleaning Started

The Board of Directors recently approved a bid from HouScape Landscaping to address the water that has been standing in this area for a while (and creating a mosquito issue). HouScape is in the process of removing some trees, and grading and filling in the low lying areas with dirt and sod which will be a huge improvement.

New Lakes Signs To Be Installed

The HOA is having new signs installed at the lake that better explains reminders and prohibitions - like no swimming or fireworks. They will be installed soon.

HOA Board of Directors Team Accomplishments from June '18 - March '19

The following accomplishments are in addition to the normal monthly activities performed for the Association:

General Maintenance

  • Scheduled new weekly mosquito service (Summer ’18 – October ‘18)
  • Removed graffiti from perimeter wall off Dixie Farm Rd
  • Repaired and reset (3) park benches
  • Replaced fountain at Lake for which the Association was reimbursed $11,738.49 from the MUD insurance policy which includes fountains. The Association was responsible for the $1000 deductible
  • Installed a fence at the end of Gershwin to assist with unwanted foot traffic
  • Ordered (2) “No Trespassing” signs for Lake area
  • Replaced worn Jasmine/Keystone Street sign

Villa Roofs/Exterior

  • Monitored insurance claim, and subsequent award, to replace Section 1 roofs
  • Monitored contractor and scheduling of roof replacements – Section 1
  • Repaired various roof leaks, as needed
  • Repaired exteriors, as needed

Contract Services

  • Renewed the Townhomes/Villas insurance policies with total premium under budget $13,625 in 2019. Negotiated reduced finance fee of 50% from the 2018 finance fee.
  • Renewed the Master/Homes insurance policies for a small $107 increase in premiums.
  • Renewed the common electricity agreement for 48 months at a reduced rate.
  • Hired new management company, Leyendecker Management Services, effective 6/1/18. Issued various communications to Owners. Prior to start date, transitioned items from MMGI (prior management company)
  • Renewed Cypress Creek Pest Control Contract for weekly mosquito service (April ‘19 – October ’19)
  • Hired new Association attorney for general legal matters

Irrigation, Lawn & Landscaping

  • In Fall ‘18, planted seasonals at the entrances of College Place
  • Removed Willow Tree at Lake
  • Annual Backflow inspections were completed and replaced (1) Backflow Pressure Vacuum Break, repaired (1) Backflow Device
  • Replaced stolen Backflow Device off Dixie Farm Rd. and Alpine Ridge; installed new cage with lock
  • Repaired main line irrigation leak and (3) broken irrigation lateral lines
  • Replaced (1) irrigation valve, (9) T-5000 irrigation Rotors, (1) pop-up spray system with a nozzle head, 10” Round Valve Box for irrigation and (3) 2” main irrigation lines

Financial

  • Collected Owner delinquencies and assisted Association attorney on collections. Successful in reducing the Owner delinquencies by 55% in (7) months (June ’18 – Dec ’18) which resulted in collections of $196,414 in 2018.
  • Started Reserve Fund for the Homes in 2019

Architectural Review Committee (ARC)

  • Approved 18 ARC requests and denied 7

Miscellaneous

  • Established (4) new policies: Fining Policy, Collection Procedure Policy/Lots, Collection Procedure Policy/Units, and Repair Allocation Policy for Units.

HOA 2018 Audit Started

The HOA has engaged Candy & Canday to perform an audit for 2018. This will take several months and we don't expect any issues to arise.

Townhomes Insurance Renewal Savings

The annual renewal of insurance has hit us and Leyendecker, our management company, was able to get the finance rate reduced from 13.75% last year to 6.959% this year (reduced over 50%) saving us money. Also, the townhomes were budgeted $142,810 for 2019 insurance, but the final total came in at only $129,185.21 so we will be under budget by -$13,624.79. A great way to start off the year.

College Place 2019 Budget Passed

At this Regular Board meeting, the Board passed the proposed 2019 Budget for College Place. Good news: We're doing very well, bringing in a lot of past due accounts and the yearly assessment has not been raised.

National Night Out 2018

The College Place HOA was excited to have been able to host another successful and FUN National Night Out. If you missed it, we had two bouncy houses, a face painter, a balloon artist and great food from Ritter's. Also, we got to meet some of our local police officers including two Deputy Constables and three HPD offices – and the kids got to play in police vehicles. A fun time for all was had. Don't miss this next year.

Lake Tree Removal Scheduled

We have approved a bid and scheduled for the removal of the tree growing in the outlet flow of the lake which blocks the view of the lake fountain and is possibly restricting the flow of the lake's outlet system (which is important to prevent flooding). The removal is scheduled for the week of September 17th-21st.

Insurance Reimbursement Received for Fountain

The Board is excited to announce that we received a $11,738.49 reimbursement check from insurance through M.U.D. for the fountain replacement in July 2018. With this reimbursement, the brand new fountain, complete with installation, only cost the neighborhood $1,000. This is HUGE.

Grafffiti Cleanup

The Board has voted and the cleanup of graffiti in various places in the neighborhood is on the short list.

New Lake Fountain has been installed

The new lake fountain has been installed and looks great! Be sure to drive/walk by and take a look.

Lake Benches

The Board has voted on resetting all the currently leaning lake benches and make them usable again. This repair is in the works!

Lake Tree Removal

The Board has voted to have the large tree growing in the outlet flow of the lake removed. This tree currently is blocking the view of the lake fountain and is possibly restricting the flow of the lake's outlet system (which helps drain water from our neighborhood). LMS is contacting MUD to get this project underway.

New Lake Foutain On Order

The HOA has approved a great new lake fountain to replace the current old and long broken one. It is expected to take about a month for the equipment to arrive and to get installed.

Villas Roofing Section 1: Update
